Filesharing for Multffamily Live Leasing Agents

We aren’t just a Live Chat service, we are part of a complete and well designed online marketing program for Multifamily owners to better serve the needs of their customers. The more dedicated a community owner is to the experience of their prospective renters, the more effective we will be as a Leasing Agent support service.

Here are 5 Essential Digital Files owners should have available at a moments notice to provide to a resident. These are files we routinely share with prospects online, and they allow us discussion points to work from and build rapport with prospects.

1. Community Maps

Prospects what to know what your communities look like, how they are arranged, and where they will be living. Having well designed community maps allows us to demonstrate to prospects exactly where their building is, where they will be parking, where they are with respect to amenities, street noise, the front office etc.

2. Floor Plans

The more detailed the better, and unit-specific are ideal. Owners should have floor plan of each unit layout available in their communities, even if it’s a 1-off unit. With an accurate floor plan, prospects can decide almost instantly if the layout will work for them, given their space requirements, furniture, and personal preferences. Having the floor plans mocked-up with some staged furniture elements can also be helpful, particularly in smaller units, to show a prospect how the space and be optimized and best utilized.

3. Photo Galleries

This sounds obvious, but it’s surprising how many apartment owners don’t do a good job of showcasing their units. Apartments should be photographed well staged, with good lighting, and by a professional photographer who specializes in interior photography. Photo galleries should also be unit specific, even if it’s a 1-off unit. This allows us to answer direct questions about units and point out areas of an apartment that a prospect is interested in.

4. Video Tours of Apartment

There are several ways to do a good video tour of a unit. A simple Youtube video made by an experienced Leasing Agent walking through the unit can work very well and meet the needs of most prospects. However, there are many new technologies like Matterport (https://matterport.com/) which can create interactive video and self-directed online tours of your apartments. These can provide a richer experience and ensure the prospect can view each area of a unit they are interested in.

5. Application Documents

This depends a lot on application process for a given community, but we share applications themselves, as well as supportive documents about the application process, requirements, and timelines.

By having well built files and the ability to share and discuss them instantly, prospective renters will have a much better experience in their apartment search, and are much more likely to be engaged and follow through with and application. We help our clients with their files and file delivery, and work with prospective renters to make sure they always have answers to their questions and considerations for their needs.
